Unfortunately we have to sell our range. We need to move closer to family on the mainland, and so we are hoping to sell the range so that the Big Island can still benefit from it. If we do not find a buyer, we will be closing on August 28th, 2016, and packing it up and moving it back to the mainland with us to sell there. We would rather someone here buy it and keep it open.
Expand the Business -or- Move it to Your Location
We are an indoor shooting facility and education center. We are centrally located in the Hilo industrial district across the highway from the Prince Kuhio Plaza Mall and other shopping centers. It took us 2 years to get approval for and build this facility, and we are very proud of what we have created. We encourage you to take advantage of our hard work and commitment to get through the leaps and hurdles that had to be jumped over to become permitted and approved, and continue to build on our dream.
Our patient and personable staff members are the backbone of our business, and we pride ourselves on having highly-trained people that can make even the most novice of customers feel like they are ready for competition by the end of their range time. Our business currently offers Range Use, Firearm Rentals, Firearm Sales, some Repair/Armory work, NRA classes, Private Self-Defense Lessons, a very-popular Seasonal League, and Private Events. We have created a place where you feel comfortable bringing any member of your family to learn firearm safety and to practice, and we would love someone that can build on that and expand the business to as far as we know it can go. It is an easy business to run, and expanding your services and classes would not be difficult.
We offer 3400 square feet of shooting area, broken down into 5 lanes, and a static shooting area that includes 5 lanes. The shooting area can be broken into 10 lanes. Currently the remaining space is used for training and our multi-season pistol league competitions. The sides of the range are twelve-inch thick concrete walls, done for extra safety for the surrounding businesses. The State-of-The-Art Trap can take up to 50 BMG. And yes, we have tested it! We allow handguns and long guns including rifles and shotguns.
We also have 2 bathrooms (one with shower), a retail area just under 1200 square feet, an armory that is fully protected, a small office/storage area, a lounge, and what is now a full gym. The property also includes 1500 square feet of warehouse space, and offices and a classroom available on the upper floor. The manufacturing aspect of the business could definitely be expanded, as there is plenty of room for expansion within the building.
Facilities: The lease is in its final year of agreement. The new owner must renegotiate with the landlord to procure a new sublease, with approval from DHHL. DHHL has already approved this type of business for the area, so any renegotiations should go smoothly. Sale includes the Paragon Tactical bullet trap, the recycled rubber, the steel baffles, the 40' trusses, and retail area furnishings. All of these things could be moved to a new facility, if you are so inclined. The trap is very easy to set up and take down with the right equipment and can be moved.
Competition: There are no other indoor shooting facilities, or legal public places to use handguns on the Big Island, currently. Our facility is used by every type of person you could imagine, including law enforcement, military, and civilians. We are known for our welcoming atmosphere. If you would like to covert the range into a private gun club, you can do that too. It's your business and you can take it in the direction that you see fit. We have a dedicated clientele, and they will come to the range when it is under new ownership.
Growth & Expansion: We have mainly grown through word-of-mouth, print, and radio promotions. This business needs a hands-on owner or aggressive manager that will promote this business locally and globally. The tourist trade is relatively untouched, however there are over 100,000 registered firearms on the Big Island, so the customer base is there. A marketing campaign involving Internet, radio, print, and advertising around the Port of Hilo would be recommended to further promote and grow the business. Expanding manufacturing would also be a great idea, as there is need.Support & Training: Management Training for 3 months. Fully trained staff is in place. Seller will provide vendor and agency contacts. You will have to get an FFL from the ATF if you would like to sell firearms. We also have a short marketing plan as to how we would expand the business if we were continuing ownership. We can send this to any interested parties along with the NDA.
Asking Price: $410,000 or a reasonable offer. The price is based on if you bought this bullet trap today and had it shipped here to Hawaii. But along with the trap, we are selling you the trusses, the walls, the build out, the construction and labor costs, the years of tenacity it took getting this project approved and permitted by the county and state, and our two years of building our customer growth from nothing to a loyal customer base that doesn't want to see us go. We are trying to recoup some of our costs, and that is why if we do not sell the trap, we will be taking it to the mainland.
If you have never been here, we encourage you to come in and check out our facility. To discuss the business specifics, you will need to sign a non-disclosure agreement, which we can email to you or you can pick up in person.
We are motivated sellers and welcome the opportunity to show you our business and come up with a fair agreement.
